With the infraVest ELTIF, Commerz Real has launched a new infrastructure fund for private investors that focuses specifically on investments in Germany. The ELTIF (European Long-Term Investment Fund) offers investors direct and diversified access to the growth opportunities of the infrastructure market and at the same time makes an important contribution to the future viability of Germany and Europe.
Growth market with political tailwind and social momentum
In Germany, infrastructure investments are at the top of the political agenda, as infrastructure forms the basis of a powerful economy. By 2040, investment needs are estimated at 1.3 trillion euros in the Federal Republic alone, and even 13 trillion euros throughout Europe1. It’s clear: In addition to the German Federal Government’s EUR 500 billion special fund for infrastructure, private investments are also essential. The nationwide catch-up needs and the high investment costs for municipalities due to the energy and heat transition create attractive investment opportunities.
Almost 90 percent of German citizens rate the relevance of investments in infrastructure as high, as a representative survey commissioned by Commerz Real showed2. At the same time, infrastructure has so far played virtually no role in wealth building and capital investment for private investors. This is despite the fact that investments in tangible assets in infrastructure generate returns regardless of short-term fluctuations in the equity market and can thus have a stabilising effect on portfolios in the long term.
The intersection of political will, social needs and economic potential creates a unique momentum that we want to use for investors with infraVest.
Range of infrastructure and focus on Germany
The Fund’s investment strategy aims to build a long-term diversified portfolio across the utilities, communications, transport, energy and social sectors. This means that infraVest will cover a wide range of infrastructure segments and central supply areas, from mobile phone expansion to social infrastructure such as healthcare facilities or authorities to hydropower or thermal power plants. The focus of the investments is to be on Germany. In addition to direct investments, infraVest can also invest in other funds.
The infraVest aims for a long-term net target return of 5 to 6 percent at fund level3. Value creation is achieved through income from long-term user agreements and active portfolio management. The Fund uses the European legal framework of the ELTIF Regulation 2.0 and is domiciled in Luxembourg.
High level of tangible asset expertise at Commerz Real
Broadly diversified investments in tangible assets in German and European infrastructure have previously been hardly accessible to private investors due to high minimum investment amounts, regulatory hurdles and complexity. The ELTIF regulation provides investors with professionally structured access to real-economic projects in Germany and Europe.
The fund is managed by fund manager Sandro Berweiler. The designated infrastructure specialist joined Commerz Real in October 2025. Prior to that, he worked as a portfolio manager for Swedish investment manager EQT and German asset manager Feri. With infraVest, investors are participating in Commerz Real’s long-standing expertise in tangible assets.
The company has more than 50 years of experience and managed assets of EUR 35 billion in tangible assets. In recent years, 100 infrastructure projects with a total volume of around 4.3 billion euros have been implemented. At the same time, infraVest is completing the public fund range consisting of the hausInvest open-ended real estate fund and the klimaVest, which focuses on renewable energies.
